Thanks for your interest in becoming a capital investor with Jump Capital. My name is Bill Kenny and my business partner is Mike Webb. We started Jump Capital almost 2 years ago with the intent of helping local investors Revitalize properties in our local area to either Fix and Flip or fix and hold properties in their portfolios.
What a hard money lending company does is that it provides the funds to help the investors purchase those properties. When we do that we want to make sure that those properties meet certain underwriting criteria and that we properly secure those at closing, so we do a number of things, we make sure it (the deal) makes sense on paper and that it also makes sense in the market that we are in, and then we properly secure it through the documentation process.
Your money is secured by a hard asset, the property, and then our management and oversight of the property, and then we provide construction jobs throughout the process, a promissory note and an assignment to that property, and then from there, you would get monthly interest checks while the property is being rehabbed and sold. At the end of the investment which is typically six months to under a year, you would have the ability to get your full principal back or you could put it into a new investment property, so that’s it.
